it was getting the wall flat the i struggled with. it's not fallen off yet though which is a bonus!

Not really, because if you live in a three-bedroom house with one bath/toilet and then decide to have a toilet downstairs, it increases the value of a house.
If the three-bedroom with one toilet is valued at £200k but has dropped to £175k, a similar house in the same area with two toilets may drop in value by £25k, but its value would be more, say £210k so dropped to £185.
The big problem with house improvements is that people do it for money rather then need.
All those programmes about home improvements did not tell the truth either. Yes, the house value may have increased by £50k or whatever; however, most of that is because of the value of property-market rather then the additional work.
